In the event that you have been shown an available property For-Rent and plan to secure occupancy of the unit, a $45.00 Credit/Criminal background check screening will need to be performed before final approval.
Things to know before applying:
1.) A good rule of thumb for calculating how much a renter can afford to pay monthly in rent is your monthly gross income should equal or exceed 3 times the amount of rent for the home. This leaves (2/3) of your income to support other monthly expenses such as food, utilities, car payments, entertainment, (etc).
2.) Your Credit Score - You are entitled to a free credit report each year from each reporting agency, and if you have been turned down or denied credit when applying for credit. You have certain rights under Federal & State Law with respects to your credit report. If you have been denied credit from any consumer reporting agencies and request information within your credit file, you are entitled to a free copy of your report. Once you have been furnished a copy of your report, you can directly dispute with the accuracy and completeness of your credit report. 3.) When you are scheduled for a showing, please remember to bring a photo copy of your Maryland State ID or Drivers License, Social Security Card, Two of your most recent pay stubs or other proof/s of income - (In the event that you are self employed, a copy of your last year tax return and 6 month's of bank statements will be sufficient.)
4.) Each occupant 18 or older must fill out a separate application.
5.) In the event that you have recently filed for bankruptcy, BPS requires a minimum of (2) years for discharge or an amount equal to the sum of two (2) month's rent for security deposit.
6.) If you have a pet please inform BPS on the application below prior to showing. We require photos of any pets that will accompany prospective tenants with your application.
7.) Know the exact location of the property. If you are not exactly sure where the property is located, a google search of the address or a casual drive by of the property should familiarize you with the area. Please do not ask BPS if the area is safe. Property Management Companies and Property Owners cannot answer that question due to potential liabilities. Please consult with your local authorities or perform a crime search of the area for more specific details about the area.
8.) Please be truthful when applying. We have a zero tolerance policy and reserve the right to disqualify any application that has uncertain information or discrepancies.
